What is a HIP?
A Home Information Pack (HIP) is a set of documents that gathers together essential information about your home. The idea is to provide important legal paperwork upfront at the time the property first goes onto the market, rather than waiting for a buyer to come along. By doing this fewer transactions should fail and the whole home buying process should be quicker…common sense really!

Do I need a HIP?
All second hand properties going onto the market now require a HIP .Some brand new properties are exempt as are properties which are not offered to the public ;for example those being sold to another family member of friend and not advertised to the public

What is included in the HIP?
A HIP includes proof of ownership and the legal title, standard searches and, for the first time, an Energy Performance Certificate (EPC), similar to those found on fridges or washing machines.
